PROJECT SUMMARY

Our vision for Stratford46 Business Park is to deliver a high-quality business park, with a mix of industrial, logistics, R&D, and retail occupiers, which will ultimately support approximately 1,500 jobs across the site.

The 65-acre site has been allocated in Stratford-on-Avon District Council’s Adopted Local Plan for employment development, and our original hybrid planning application for the scheme was approved in 2019. In summary, our project is about:

Providing space for local companies including opportunities for those relocating from Stratford's Canal Quarter Regeneration area Supporting approximately 1,500 jobs including new employment across the site, with a mix of industrial, logistics, R&D, and retail occupiers Creating space for a mix of employment and commercial uses including industrial, logistics, R&D and retail to attract new high-quality businesses to support Stratford's long-term growth Delivering a sensitive and carefully planned development with well-designed buildings set within a coherent and comprehensive landscaping scheme that supports biodiversity Developing a proposed nature reserve site as part of the overall scheme on 17-acres of adjoining land Delivering a sustainable transport strategy that will improve accessibility to the site.

Planning update – Autumn 2025

As we move towards delivery of on-site infrastructure, we have submitted a series of minor planning amendments to Stratford on Avon DIstrict Council. These are summarised below and cover the business park and nature reserve.

A S73 application to amend the approved drainage strategy which will change our previous proposals for underground attenuation to drainage into offsite ponds within the adjacent 17 hectare nature reserve. A S96a non material amendment to amend the site layout of our proposed nature reserve to increase the approved pond sizes so they can be utilised as sustainable drainage to capture and manage surface water arising from Stratford 46 Business Park. We are seeking an amendment to conditions 4 and 5 which cover the nature reserve and will reflect changes to our proposed drainage strategy and habitat management. We will also be submitting a final S96a planning application to allow various minor amendments to our proposed infrastructure on site.
