Submission of minor planning applications – October 2025

Construction at Stratford46 Business Park continues to progress well and work to date has involved setting up our site compound and undertaking a programme of surveys along the A46, which has required the use of temporary overnight traffic management to allow our teams to work safely.
As we move towards delivery of the on-site infrastructure and given the time which has passed since our hybrid planning permission was granted, the project team have been through a process of reviewing the scheme. This process has highlighted a number of minor changes required to ensure the deliverability of the Business Park.
We have therefore submitted a suite of applications to Stratford-on-Avon District Council’s planning department which are seeking to make minor changes to the planning applications both for the Business Park and for the nature reserve on adjacent land.
We have summarised each application as follows:

Business Park (ref: 19/01402/OUT)
- A S73 application to amend the approved drainage strategy. The previously approved strategy primarily utilised underground storage of water runoff, however, the acquisition of the land to the west for our proposed nature reserve now allows us adopt a sustainable drainage approach by using the proposed ponds to drain surface water associated with the business park.
- A S96a non material amendment to make various minor changes to the infrastructure to ensure the scheme is technically deliverable and logical.

Nature Reserve (ref: 22/00063/FUL)
- Linked to the S73 for the Business Park above, a S96a non material amendment to amend the site layout of our proposed nature reserve to increase the approved pond sizes so they can be utilised as sustainable drainage to capture and manage surface water arising from Stratford 46 Business Park.
- Lastly, we are discharging the two remaining pre-commencement conditions – No. 4 which requires further details on the drainage strategy, and No. 5 which secures the appropriate long term management of the nature reserve.
